Whether you're planning a new basement conversion, attic conversion, side return or other extension, we will create all of the architectural drawings and plans required to fully meet your design, functionality, financial brief and planning office requirements. And then follow the process through by managing planning applications where applicable.
First of all, we will create initial extension, space design and lay-out sketches to show you what's possible and create a first plan for discussion. We will also show you images of architectural features that we propose to incorporate into your project such as sliding or folding doors, roof lights, glass roofs, light wells etc. Once we are pretty much agreed on the design, we can also create 3D walk throughs of your extended home to get a real feel for your new space.
When we are all happy with the structural outline and space design, we will then work up more detailed, to scale plans which will show all architectural and structural changes, along with how the space is planned to be used; ready for the next stage and planning applications where required.
Where appropriate, we will prepare all of the information required for your planning application and arrange for all supplementary specialist reports needed e.g. structural engineer feasibility reports, arboricultural reports, drainage surveys, geology findings. These are sometimes needed to fully assess feasibility and are often required by your local planning office as part of your application - depending on the type of extension you are applying for.
We will then liaise with your local planning office to navigate the process as smoothly as possible and encourage approval. And then afterwards proceed to creating the detailed technical pack of drawings and interior design required for accurate tenders with builders and for actual build.
